what can i do with the commercial space?

We welcome all proposals that comply with the governing bylaw and are compatible with the residential component of Vista Place. Please reference the Village of Pemberton Bylaw No. 832, 2018 (adopted July 24, 2018) Section 16.1 for further clarification. If you feel Vista Place would be a good fit for your venture, please feel free to contact us with your proposal.

 

can i rent or purchase both a residential and a commercial space?

Absolutely. However, it’s not required. We welcome an array of tenant configurations. Contact us with your inquiry.

 

will the businesses on-site interfere with livability for residents?

Vista Place is designed to be a well-functioning, livable, workable community for commercial and residential tenants alike. Our goal is to create an atmosphere of compatibility throughout Vista Place.

 

What about snow removal, landscapE maintenance, garbage and recycling?

Vista Place will have a garbage & recycling area, and both snow removal and landscape maintenance on a regular, as-needed basis. These services will be covered by tenants’ monthly fees.

 

parking?

There will be parking on site, as per the Village of Pemberton bylaws.

 

what utilities are hooked up on site?

Telus, BC Hydro, water and sewer services is hooked up to the building. Each tenant will be required to set up individual accounts with Telus and BC Hydro. Sewer and metered water will be included in monthly strata fees. Commercial residences can discuss at time of leasing.

 

what about my fur kids?

We welcome domestic pets as long as they are well-behaved and are compatible with the Vista Place community. Village of Pemberton bylaws apply.

 

Will the units be sound-proof from the businesses below?

The floor of each residential unit is separated from the commercial areas below by a sound-proofing sandwich composed of an concrete barrier between two layers of R-20 insulation. This maximizes sound-proofing.
